Our land is out away from all the noise and lights. You can see the milky way and the stars at night are amazing. then to have the view of the Sangre de Christo mountain range is amazing to enjoy. The surrounding valley has lots to offer from the quant little towns and coffee shops to the home style meals at the restaurants. and all the hot springs are amazing. Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching. New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space.

Karma camper site
Beautiful campsite with mountains
It was my pleasure staying at Paul’s campsite. Paul sent us all details up front clearly. It was easy to find location. Paul and his wife were very welcoming. He made sure to prep everything before our arrival. Karma camper was cozy and had all required essentials. We will be coming back again if we plan to stay in area. Highly recommended spot!!

Incredible views with a great host!
Wonderful stay, couldn't recommend enough! Paul was incredibly welcoming with great directions and instructions for arrival. Once we arrived he gave us a quick rundown of the property and got us all set for the stay. The mountain views and stargazing are second to none. Great location for a quick trip to the Sand Dunes with some really helpful tips from Paul as well. It was great having access to a bathroom as well as the option to have firewood ready for you upon arrival! Will be staying here again if I am ever in the area!

Paul was a wonderful host! Communication was clear and everything was just as we expected. We appreciated the remoteness and tranquility of site 4. Great place to base camp our San Luis Valley adventures from.

Sunset's Colorado adventure camper
Wonderful hosts, spotless rv
Paul and Robin are incredibly amazing hosts. They showed the utmost kindness and respect during our stay. The property is absolutely stunning, and the RV was spotless and comfy. We were shown every feature on the RV to ensure we could make use of everything it had to offer. The campfire/picnic table setup was super nice. Other campsites we far enough away that we felt complete privacy. We will be back again for future stays :)
